TITLE: Preconstruction Manager
QUALIFICATIONS: The ideal Preconstruction Manager is an active self-starter who expresses a sense of urgency for their work. He or she should be a positive, confident, and passionate person.
Preconstruction Manager is responsible for generating conceptual budgets, evaluating construction drawings, and ensuring the bid proposals including everything required to successfully build the project. The Preconstruction Manager will be responsible for prequalifying subcontractors, coordinating with subcontractors to ensure they have all required information and that bids are received. This position also works with the Project Management teams to turn-over projects to the production / delivery process, follow-up on proposals and clients until the contract is awarded.
The right candidate is professional and is willing to represent the Fairwood Construction brand in all aspects of the position. The Preconstruction Manager should be capable of providing clients with quality customer service and coordinating with design professionals as well as communicating with internal team members. This person is relationship driven and collaborative. He or she should have a strong understanding of all aspects regarding the construction process from the bid phase to close out.
REQUIREMENTS
1. Self-motivated, organized and detailed oriented with the ability to work on multiple projects at the same time.
1. Ability to communicate professionally with co-workers, subcontractors, designers and clients
3. 3+ years of Previous experience as PM, Project Engineer, or in Pre-construction for a commercial construction company
4. Proficient in ProCore
5. Proficient in Microsoft office
6. Proficient in Microsoft Project
7. Proficient in providing accurate and quality take-offs and providing subcontractors with project scopes.
8. Familiar with current local building codes and safety requirements.
9. Familiar with construction with AIA construction contracts, construction law, as well as bonding and insurance requirements.
RESPONSIBLITIES: The responsibilities of the Preconstruction Manager include, but are not limited to, the following:
1. Lead all preconstruction services including sales support, budgeting, and full bidding process. Assist in all business development meetings as needed.
2. Maintain and develop current and new subcontractor relationships as part of maintaining an active and current bid list.
3. Qualify prospective subcontractors and suppliers
4. Perform preliminary site inspections.
5. Produce, collect and distribute preconstruction RFI’s
6. Review all project documents for compliance with budget, company/client standards and constructability.
7. Produce accurate and thorough takeoffs.
8. Plan, lead and coordinate pre-bid meetings with subcontractors and trades as required.
9. Provide client with appropriate ways of value engineering and alternatives in proposals
10. Read and interpret plans and specifications
11. Identify plan discrepancies and scheduling contingencies
12. Define and develop scopes of work for subcontractors and trades
13. Create initial working schedules for project bidding.
14. Prepare accurate and comprehensive conceptual budgets and job cost proposals, including GMP, lump sum and design-build bids
15. Prepare client bid packages
